Frozen Pipes — common questions
We recommend no lower than 55°F, and lower than that only if the house has been properly winterized and drained. Setting a thermostat to 45°F to save on propane is the single most expensive mistake we see absentee owners make.
You can try a hair dryer or a space heater aimed at an accessible section, working from the faucet end toward the frozen section with the tap open. Never use a torch, and never leave a heat source unattended. If the line is inside a wall or under the house, call us — the risk of fire or of missing a split is not worth it.
Yes, and it is a large part of what we do from October through May. We drain the system, blow out the lines, treat the traps, and leave you documentation of what was done so your cleaner or property manager knows the state of the house.
